The Fat Salmon is a seasonal backpacker's mecca, offering 38 beds in
dormitory-styled rooms. There are four bathrooms, two lounges, a kitchen, a
BBQ outside and both front and back decks. There is laundry and workshop
downstairs, as well as a drying room for wet hiking, cycling and kayaking
gear. The back of the hostel sits two streets up from the beautiful Harbour
Quay in rugged Port Alberni.
The 90 year-old building, sitting on two city lots, comprises two floors
the main street-level is the hostel, and the lower floor houses the
manager's suite (complete one-bedroom apartment), as well as a second
one-bedroom apartment, currently used as a rental unit (but perfect for
expansion of the upstairs hostel, too). There is an unfinished attic that
could easily be renovated to expand the hostel or to finish as another
rental unit. All plumbing, electrical and alarm systems were updated in 2005
to meet code.
The Fat Salmon has worked hard within the community to establish a reputable
and solid name for itself and hostelling, in general. It has succeeded. The
Fat Salmon works closely with local kayaking outfitter, Batstar Adventure
Tours, local tubing outfitter, Stamp River Tubing, as well as Rendezvous
Dive Adventures in the Barkley Sound.
The Fat Salmon is a member of Backpackers Hostels Canada (national
hostelling association), Pacific Hostels Network (international hostelling
association), our local Chamber of Commerce and Women's Business Network, as
well as the Canadian Federation of Independent Business.
The hostel was written up in the 2007 Lonely Planet BC guidebook and in the
2008 Lonely Planet Canada guidebook.
The Fat Salmon has also been written up in both local newspapers (the
Alberni Valley Times and the Alberni Valley News), the Vancouver Island-wide
business newspaper, Business Examiner, as well as appeared on the local
television channel, Shaw. In early 2008, the hostel appeared on the front
page of the Travel section in the Edmonton Journal in Alberta and the
Victoria Times Colonist in British Columbia. The Fat Salmon has also
appeared in the international diving magazines Duiken (Belgium and Holland),
Taudren (Austria) and SPITS (Germany).

After 7 years in Canada we are planning to relocate back to Australia & would love to leave our backpackers in good hands and sell our property to like minded individuals.
All the hard work is already done - we are licensed with Nova Scotia Tourism and have passed our property inspections (scheduled every two years), we have waded through the bureaucratic red tape associated with local councils in order to open the doors, we are listed in the usual "backpacker" guide books (eg Lonely Planet, Hostel Handbook etc) and registered with online booking engines & popular sites such as Hostelworld, Hostelbookers, TripAdvisor etc. We also currently belong to Backpackers Hostels Canada (a national body of independent hostel owners) and have a good working relationship with other Nova Scotian hostel owners having now formed Backpackers SouthWest Nova.
The property has been progressively renovated over the past 5 years whilst retaining as much of the original character & architecture as possible. Some general info.....
There is currently a mix of rooms as you will see from the website - these could be retained or mixed around as desired. A large proportion of our guests tend to be either couples and/or older professional people who like the privacy of the double and twin rooms. As well as the backpacker section of the house (as detailed on the website), there are private living quarters for the owner or manager. This can be either 1 or 2 bedrooms depending on your needs. Photos of the downstairs area can be supplied on request to prospective buyers (serious enquiries only please).
Property details.....
Property lot size approximately 13000 sq feet. Timber house is approximately 2200 sq feet - on two levels plus attic and unfinished basement on stone/brick foundations
Small storage shed
Oil forced air furnace, some electric baseboard heating upstairs
All original hardwood flooring upstairs
Timber house built approximately 1880s in Italianate design
Corner block for maximum street exposure.
Large garden area with plenty of room for future expansion to the backpackers eg a separate bunkhouse for the dormitory and change the upstairs to a B&B. The yard is large enough that even with any additional buildings there would still be room for a private garden area.
Specification sheets can be provided to serious, prospective buyers.

2004 Blown in insulation in attic and outside walls
